Neighborhood Spotlight: Bothell, WA

Neighborhood Spotlight: Bothell, WA

Tucked along the Sammamish River and split between King and Snohomish Counties, Bothell is a place where history, creativity, and connection converge. Whether you’re taking a twilight paddle down the river or catching a glimpse of the legendary crow migration overhead, Bothell always gives you something to talk about—and feel at home in. Here are some of my favorites about Bothell.

✨ A School Turned Community Gem: McMenamins Anderson School

At the heart of town is one of Bothell’s most beloved landmarks—McMenamins Anderson School. Once a middle school, this historic building has been transformed into a full-service hotel and community hangout spot, complete with a brewery, movie theater, garden bars, and its tropical oasis: the North Shore Lagoon.

The Lagoon Pool, open year-round, is a saltwater swimming pool surrounded by tiki décor and palm trees. Bothell residents get free access during open swim (just show ID), making it a dreamy spot for midweek swims or weekend family outings.

🌲 Kayaks, Crows, and River Walks at Bothell Landing

Just steps from downtown is the Park at Bothell Landing—your go-to for open space, picnic tables, historic cabins, and access to the Sammamish River. It’s also where you’ll find kayak and paddleboard rentals, offering an easy launch into nature whether you’re a seasoned paddler or a curious first-timer.

And if you’re out at dusk, keep your eyes on the sky. You might witness one of the most mesmerizing sights in the region: Bothell’s crows.

Each evening, thousands of them fly in from all directions to roost together in the trees near UW Bothell and Cascadia College. It’s a phenomenon that turns the town into a living, breathing nature documentary—part eerie, part beautiful, and completely unforgettable.

🏡 Accessible Neighborhoods You’ll Want to Call Home

Bothell is made up of several unique and accessible neighborhoods, each with its own personality:

  • Downtown Bothell – Walkable, charming, and full of energy. This is where old and new mix beautifully—local bakeries, small businesses, and easy bike access to the Burke-Gilman and Sammamish River trails.
  • Canyon Park – A commuter-friendly hub close to I-405 with tech campuses and plenty of dining options. Great for those working on the Eastside or in Seattle.
  • Maywood Hills – Known for its cozy residential vibe and proximity to schools and shops—this area feels peaceful and connected at the same time.
  • Norway Hill – Tree-lined and tucked just above the city core, Norway Hill offers quiet living with views and access to trails that wind through native forest.

🚗 Location, Location… and Flexibility

Bothell’s location makes it a commuter’s dream. It sits at the junction of I-405 and SR-522, meaning you’re about:

  • 20 minutes to Redmond or Kirkland
  • 30 minutes to downtown Seattle
  • Close to Woodinville Wine Country
  • And just a short hop to nature getaways like St. Edward State Park and Lake Washington

Whether you work in tech, healthcare, or education—or just want to be close to everything without being in the thick of it—Bothell delivers.

💬 Final Thoughts

Bothell feels like a place where people grow roots—where you can take a break from the city pace, get to know your neighbors, and still catch a bus to Bellevue if you need to. It’s rich in history, alive with community spirit (and birds!), and full of opportunities to connect with nature and each other.

🏡 Ready to Buy or Sell in Bothell?

Whether you’re dreaming of a riverside trail, want to be near great schools and green spaces, or you’re ready to list your home in this dynamic market, I’d love to help.

As a local real estate agent who cares deeply about community connection and helping people find where they belong, I’m here to guide you through every step—whether you’re buying your first home, upgrading, downsizing, or investing.

Striking a Pose & Spinning the Grooves: April’s Records of the Month (and a Nod to Record Store Day!)

Because sometimes the album cover says just as much as the music inside. This month, we’re celebrating the beautiful marriage of music and visual artistry with our April Records of the Month, all while eagerly anticipating the vinyl treasure hunt that is Record Store Day!

We let the vibe lead the way—specifically, the pose. Whether it’s a bold stance, a quiet confidence, or full-on theatrical flair, each of April’s picks serves up an unforgettable visual that pairs perfectly with the sound.

Zack kicked the theme off with Mac Miller’s Tiny Desk Concert, and from there, the energy built. Here are eight albums that don’t just sound incredible—they look the part, too. The perfect soundtrack and inspiration as we gear up for Record Store Day, April 12, 2025.

April’s Records of the Month

  • Mac Miller – Tiny Desk Concert: Effortless cool and lyrical depth. This performance-turned-release captures Mac in a moment of smooth, soulful clarity, his relaxed posture mirroring the intimate and genuine feel of the music.
  • Miley Cyrus – Endless Summer Vacation: Swinging from a trapeze and singing about freedom and transformation—Miley’s cover is pure, untamed energy, the dynamic pose embodying the album’s themes of liberation and self-discovery. This album’s vibrant energy is exactly the kind of exciting find you hope for when browsing the racks on Record Store Day.
  • Orville Peck – Pony: Masked, mysterious, and leading an army of cowboys. The drama. The attitude. The pose. His enigmatic stance perfectly complements the album’s blend of country twang and theatrical flair.
  • The Game – The Documentary: Gritty and raw, sitting coolly near a stack of tires—this one brings street style with a powerful presence, the confident posture reflecting the album’s hard-hitting lyrics and unflinching narratives.
  • John Mayer – Paradise Valley: Cowboy hat? Check. Soft focus? Check. Acoustic heartthrob vibes? Double check. The relaxed, introspective pose aligns with the album’s mellow and heartfelt acoustic sound. The classic aesthetic of this cover embodies the timeless appeal of vinyl, making it a great one to look for on Record Store Day, in my opinion.
  • Harry Styles – Fine Line: Pastel power and fluid form. A cover that feels like a fashion shoot with feelings. His open and expressive stance mirrors the album’s exploration of vulnerability and emotional complexity.
  • Emily King – Scenery: Soulful and sleek. Her music and her pose are all about confidence and grace, her direct gaze and elegant posture reflecting the assuredness and sophistication of her sound.
  • Charlie Crockett – Welcome to Hard Times: A modern outlaw with vintage flair—Charlie serves up timeless Western swagger. His classic, slightly world-weary pose perfectly embodies the album’s themes of hardship and resilience. This vintage swagger feels right at home on vinyl.

Bonus Records:

  • Fleetwood Mac – Rumours: The ultimate cool. Effortless poses from legends who defined album art style. Their relaxed yet iconic stance reflects the band’s established status and the timeless quality of their music.
  • Taylor Swift – Red (Taylor’s Version): A cinematic reimagining of heartbreak and power. Every track is a moment—and that cover is a mood. Her intense gaze and windswept hair evoke the album’s passionate and dramatic emotional landscape. The cinematic quality of this cover makes the vinyl edition a truly immersive experience, perhaps a special release to look out for on Record Store Day.

Pose-Worthy Listening: Featured Song Picks

Looking for a song that captures the essence of a great pose? Check out:

  1. Adore You – Harry Styles: The dreamy, almost cinematic quality of this track feels like the soundtrack to a captivating gaze.
  2. Kings & Queens – Emily King: This song’s confident and powerful energy embodies a regal and commanding presence.
  3. Dead of Night – Orville Peck: The brooding atmosphere and theatrical vocals of this song evoke a sense of mystery and dramatic visual storytelling.

Record Store of the Month: Easy Street Records

Speaking of finding incredible records, Record Store Day is the perfect time to support your local shops…

West Seattle’s crown jewel for vinyl lovers, Easy Street Records is part shop, part café, part neighborhood legend. Whether you’re browsing classic pressings or digging into new indie releases, it’s the kind of place that invites you to linger. Plus, their in-store shows are iconic.

A few of Seattle’s Top Record Stores

  • Sonic Boom Records – Ballard: A staple since the ‘90s with an always-fresh selection and staff picks worth following.
  • Georgetown Records – Georgetown: Vintage gems and deep cuts galore in one of Seattle’s coolest neighborhoods.
  • Silver Platters – SoDo: Massive selection and knowledgeable staff—it’s the kind of place you lose track of time (and money).
  • Holy Cow Records – Pike Place Market: A cozy, crate-digging experience tucked inside one of the city’s most iconic spots.

Whether you’re in it for the music, the aesthetic, or the thrill of discovery, there’s no better feeling than finding a record that speaks to you. And if it strikes a pose while doing it? Even better. What are some album covers with striking poses that you love? What is your go to Pacific Northwest Record Store? How do you support local?

I would love to grab a coffee at a local neighborhood spot and talk more about vinyls, live music or what makes you excited to be in our great community full of exploration.

Beacon Hill Neighborhood Spotlight: Music, Community, and Hidden Gems

Last Friday, I found myself immersed in the soulful sounds of Tommy Prine at the Clock-Out Lounge. Witnessing him carry on his legendary father John Prine’s musical legacy was more than just a concert; it was a deeply personal experience. My uncle toured with John Prine in the early ’90s, making the night a poignant connection to my own family history. The intimate, heartfelt performance at Clock-Out Lounge, a true gem in Seattle’s small venue scene, resonated with the magic of live music and the power of community.

Clock-Out Lounge: A Beacon Hill Music Staple and Culinary Hub

Clock-Out Lounge isn’t just a place to catch a show; it’s a neighborhood institution. The venue’s welcoming, laid-back atmosphere is perfect for discovering rising artists and enjoying local legends and entertainment. I was impressed by the variety of options, from Trivia nights to Drag shows, clock out has something for everyone.  And let’s not forget Stevie’s Famous Pizza! The line never stopped, a testament to the irresistible aroma and the joy those pies brought. While I didn’t grab a slice myself, the buzz was palpable! It’s clear that Clock-Out is a hub for both music and delicious food.

Beyond Clock-Out: Beacon Hill’s Diverse Arts Scene

Beacon Hill’s creative spirit extends far beyond one venue. The neighborhood fosters a thriving arts scene, with spaces like:

  • El Centro de la Raza: A vibrant cultural hub celebrating Seattle’s Latinx heritage through art exhibits, performances, and community events.
  • The Station Coffee Shop: A gathering place for local artists, poets, and musicians, hosting open mics and spoken word nights.
  • Jefferson Park’s Community Center: Offering stunning city views and hosting art and cultural events throughout the year.

A Foodie’s Paradise: Beacon Hill’s Culinary Delights

After the show, my thoughts turned to Beacon Hill’s incredible food scene. This neighborhood is a true foodie paradise, offering a diverse array of culinary experiences. Here are some of the top-rated spots:

  • Bar Del Corso: Known for its authentic Neapolitan-style pizza, handmade pasta, and charming atmosphere.
  • Milk Drunk: A local favorite for its inventive fried chicken sandwiches and unique soft serve creations.
  • Perihelion Brewery: A cozy brewery with house-made beers and a welcoming outdoor space with fire pits.
  • Homer: A Mediterranean-inspired restaurant celebrated for its wood-fired pita and ever-changing soft serve flavors.
  • Musang: A Filipino restaurant offering homestyle dishes with rich flavors and a strong sense of community.
  • The Oak: A recently opened restaurant that is getting great reviews for its upscale American food.

Community and Culture: The Heart of Beacon Hill

Beacon Hill’s diverse community is its defining characteristic. It’s a neighborhood with deep roots, home to Asian, Latinx, and Black communities that have shaped its unique identity. Key community and cultural landmarks include:

  • El Centro de la Raza: A vital community hub providing education, advocacy, and cultural programming for over 50 years.
  • The Asian Counseling and Referral Service (ACRS): Offering essential support, resources, and cultural celebrations for Seattle’s Asian American and Pacific Islander communities.
  • Jefferson Park: (Top Rated) A massive park with playgrounds, walking trails, and breathtaking panoramic views of downtown Seattle and Mount Rainier.

Living in Beacon Hill: A Growing and Accessible Community

For those considering moving to Seattle, Beacon Hill offers a mix of housing options, from classic bungalows to modern townhomes. The Link Light Rail provides convenient access to downtown and beyond, making it an attractive option for those seeking accessibility without the high prices of central neighborhoods.

Why People Love Living Here:

  • Strong community feel and local pride.
  • Excellent transportation via the Beacon Hill Light Rail Station.
  • A diverse and vibrant food and drink scene.
  • Abundant green spaces, including Jefferson Park.
  • A diverse range of home styles.

My night at Clock-Out Lounge encapsulated the magic of Beacon Hill. This vibrant neighborhood, with its rich music scene, diverse culinary offerings, and strong sense of community, is a true gem in Seattle. Whether you’re seeking a night of live music, a delicious meal, or a welcoming place to call home, Beacon Hill delivers.

Unlock Wealth with Oregon & Washington Real Estate

Feeling uncertain about the market? You’re not alone. But here’s the good news: real estate in Oregon and Washington is still a powerful way to build wealth, even in today’s shifting economy. Whether you’re considering a long-term rental or a short-term vacation rental, property ownership in these vibrant states offers unique opportunities for wealth-building, diversification, and passive income. I know I am biased, but how lucky are we to call the Pacific Northwest home.

Why Invest in Real Estate Now?

Despite concerns over inflation and fluctuating interest rates, real estate continues to be a solid investment because:

  • Tangible Asset Stability: Unlike stocks, real estate is a physical asset with intrinsic value that appreciates over time, providing a solid foundation for your investment portfolio.
  • Rental Demand is Strong: Both Oregon and Washington have growing populations, strong job markets, and limited housing supply, keeping rental demand high, which means consistent income for you.
  • Unlock New Revenue Streams with ADUs: Recent changes in cities like Seattle and Portland allow for more flexibility in developing Accessory Dwelling Units (ADUs) and Detached ADUs (DADUs), creating additional revenue opportunities.
  • Diversification & Inflation Hedge Real estate investments protect against inflation, as property values and rental rates tend to rise with the cost of living.

Long-Term Rentals: Building Wealth Over Time

Long-term rental properties provide a steady income stream while benefiting from long-term appreciation. Imagine receiving a steady monthly income while your property value steadily increases… Key advantages include:

  • Consistent Cash Flow:  Monthly rent payments offer predictable income.
  • Tenant Stability: Long-term tenants reduce vacancy risks and turnover costs.
  • Tax Benefits: Investors can deduct mortgage interest, depreciation, and other expenses.
  • Long Term Appreciation: Over time, property values tend to increase, building wealth.

Oregon & Washington: Where to Invest?

  • Seattle & Portland Metro Areas: High demand from tech workers and young professionals translates to consistent rental income and strong appreciation potential.
  • University Towns – Investing near colleges ensures consistent rental demand.
  • Coastal & Rural Communities: Growing interest in remote work makes smaller markets attractive for long-term rentals. Pro Tip: Look for areas with planned infrastructure improvements.

Maximize Returns with Short-Term Rentals (STRs)

Short-term rentals can significantly boost your income, but success requires careful management and understanding local regulations. With the rise of Airbnb and VRBO, STRs can generate significantly higher returns than traditional rentals—especially in tourist-heavy areas.

Best Markets for STRs in Oregon & Washington:

  • Portland & Seattle: Urban stays appeal to business travelers and weekend tourists.
  • Coastal Towns (Cannon Beach, Seaside, Ocean Shores, Westport): High demand for vacation rentals year-round.
  • Wine Country (Walla Walla, Willamette Valley): Wine tourism drives strong seasonal bookings.
  • Outdoor Destinations (Bend, Hood River, Leavenworth, Mt. Rainier): Adventure tourism keeps demand strong.

Navigating STR Challenges:

  • Local Regulations: Many cities have strict short-term rental laws, requiring permits and limiting the number of nights rented per year. I can help you navigate these complex rules.
  • Management & Maintenance: STRs require hands-on management or a property manager to handle turnovers and guest relations.
  • Seasonality Risks: STRs may experience slow seasons, requiring flexibility in pricing and marketing.

Choosing the Right Investment Strategy:

Both long-term and short-term rentals offer great opportunities in today’s market, but the right strategy depends on your financial goals, risk tolerance, and management preferences. Long-term rentals provide stability and steady appreciation, while short-term rentals can generate higher returns with active management.

Ready to explore the best real estate investment opportunities in Oregon and Washington? Let’s create a personalized strategy that aligns with your financial goals. Contact me today, let’s turn your investment dreams into reality.

Buying or Selling in Seattle? Your Guide to Pre-Inspections

Buying or selling a home in Seattle? You’ve probably heard about pre-inspections—especially in competitive neighborhoods where homes receive multiple offers. But when should you do one, and when do you need an expert? Understanding Seattle’s inspection process can help you make smarter real estate decisions and avoid surprises down the road.

What Is a Pre-Inspection, and Why Does It Matter in Seattle?

A pre-inspection is a home inspection that happens before an offer is made (for buyers) or before listing the home (for sellers). Unlike the standard post-offer inspection, a pre-inspection allows buyers to assess a home’s condition early, helping them make stronger, more competitive offers.

For Buyers: Should You Get a Pre-Inspection?

Seattle’s real estate market often sees multiple offers and bidding wars, especially in high-demand areas like Ballard, West Seattle, Capitol Hill, and Green Lake. Sellers frequently favor offers with waived inspection contingencies, making pre-inspections a valuable strategy.

When a pre-inspection makes sense in Seattle:

  •   Competitive listings – If the home is likely to receive multiple offers, a pre-inspection helps you bid confidently.
  •   Older homes – Seattle has many historic homes in neighborhoods like Queen Anne and Wallingford, where aging foundations, outdated electrical, and sewer lines can be concerns.
  •   Major remodels – Many homes in Beacon Hill and Columbia City have been remodeled. A pre-inspection can help confirm the quality of work.

For Sellers: Why Consider a Pre-Listing Inspection?

Seattle’s housing stock varies widely, from 1900s Craftsman homes to modern new builds. If you’re selling, a pre-listing inspection can help avoid last-minute surprises—especially if your home is older or has undergone major renovations.

A pre-listing inspection can:

  •   Identify major concerns upfront – Common Seattle issues include sewer line problems, older wiring, and settling foundations.
  •   Help with pricing – Knowing your home’s condition allows you to set a realistic asking price and avoid price reductions later.
  •   Speed up negotiations – Buyers feel more confident making an offer when they have fewer unknowns.

Seattle’s Most Common Inspection Issues

Seattle’s climate and older housing stock mean certain issues show up frequently in inspections. Here are the top concerns and when to bring in an expert:

  1.   Sewer Line Problems
  •   Many Seattle homes, especially in Ballard, Magnolia, and Capitol Hill, have aging sewer lines made of clay or concrete. These can crack or get blocked by tree roots.
  •   Solution: A sewer scope inspection is a must for older homes.
  1.   Foundation & Drainage Issues
  •   Seattle’s hilly terrain means many homes are built on slopes, leading to settling foundations or water intrusion in basements.
  •   Solution: If an inspector notes cracks, sloping floors, or pooling water, consult a foundation specialist or drainage expert.
  1.   Roof & Gutter Wear
  •   Our rainy climate means roofs take a beating. In areas like West Seattle and Queen Anne, older homes may have moss growth, leaks, or failing shingles.
  •   Solution: A licensed roofer can provide a detailed assessment.
  1.   Electrical & Plumbing Concerns
  •   Many homes still have knob-and-tube wiring or old galvanized plumbing, which can impact financing and insurance.
  •   Solution: If these issues come up, an electrician or plumber should assess whether updates are needed.
  1.   Moisture & Mold
  •   Seattle’s damp climate can lead to mold growth in basements, attics, and crawl spaces—especially in homes with poor ventilation.
  •   Solution: If an inspection reveals mold, an air quality or mold remediation expert can determine the severity.

Let's Chat:

Pre-inspections can be a game-changer in Seattle’s fast-moving market. Buyers can use them to make confident offers, while sellers can avoid surprises that delay closing. Whether you’re buying or selling, knowing when to call in an expert can help ensure a smooth transaction.

Thinking about buying or selling in Seattle? I’d love to help. Not all Real Estate transactions are the same and not all agents are the same. I am here to find a plan that works for you. Let’s set up time to chat.

Orcas of the Puget Sound: A Celebration of Connection, Conservation, and Community

One of the most magical aspects of living near the Puget Sound is the connection to its marine life, and in my opinion especially the orcas. Whether you’re a long-time local or a visitor, hearing the words “Orcas spotted near Alki!” can spark pure excitement. Thanks to the dedicated whale-watching community, including a lively WhatsApp group, spotting these majestic creatures feels like being part of a secret yet inclusive club. Today I was able to enjoy a workout in my sunroom that overlooks the sound and enjoy a Whale Watching adventure, how lucky!

The Puget Sound is vast and breathtaking, stretching from the southern waters of Olympia and Hoodsport to the bustling waterfronts of Edmonds and beyond. It’s this immense and dynamic space that provides a home for two unique groups of orcas: the residents and Transients. Resident pods like the J pod stick to our waters. While the transient pods are a bit more adventurous. This can be seen in how they eat, hunting seals and other marine mammals for the transients. while our local orcas dine on Salmon. These dietary differences highlight the Sound’s delicate ecosystem, a balance that we’re all responsible for preserving.

The local orca community inspires collaboration across the Sound. Communication between whale-watching groups, ferry operators, and water taxis, scientists … ensures the safety of these majestic creatures as they navigate the busy waterways. Whether you’re spotting them from a ferry or watching from the shores of Beach Drive, Lincoln Park, or Edmonds’ marina, there’s something magical about sharing the waters with these iconic whales.

The beauty of the Sound isn’t just in its wildlife; it’s also in the sense of connection it fosters among the people who live here. From Hoodsport’s serene waterfront homes to Edmonds’ vibrant community by the water, the Puget Sound offers a lifestyle as unique as its marine ecosystem. Living here means more than proximity to natural wonders, it’s about being part of a community that values conservation, collaboration, and appreciation for the beauty surrounding us.

As a real estate professional, I’ve seen firsthand how the connection to this region enhances the joy of finding a home here. Whether it’s the thrill of waking up to orca sightings from your deck or the simple pleasure of knowing you’re part of a community that cares deeply about this place, the Puget Sound is a truly special area to call home.

For those looking to make the Sound their home, there’s so much to discover. Let’s find a home that not only fits your needs but also connects you to the beauty and wonder of the water that surrounds us. Because here, it’s more than just a house—it’s a front-row seat to one of the most awe-inspiring places.

I am a licensed agent at Coldwell Banker Bain and would love to set up time to discuss your housing goals, near the Sound or the Mountains let’s explore the PNW and all its beauty.

Why Waiting Isn’t the Answer: Start Planning Your Way to Homeownership

The average age of first-time homebuyers is now 38, a stark contrast to earlier generations. Rising home prices, higher living costs, and other financial hurdles have made homeownership feel unattainable for many. It’s easy to feel discouraged and believe that owning a home is impossible, but here’s the truth: with planning, creativity, and the right resources, you can chart your path to homeownership.

This post isn’t about downplaying the challenges. Instead, about reframing your perspective and offering actionable steps to help you see that homeownership, though different than it was for previous generations, remains within reach.

Understanding the Shift

It’s no secret that the path to homeownership has changed over the years. Here’s a look at some of the key reasons why:

  • Housing Costs Have Outpaced Wages: Homes cost significantly more relative to income than they did 20 or 30 years ago. This has made saving for a down payment and qualifying for a mortgage more difficult.
  • Student Loan Debt: Many millennials and Gen Z buyers are carrying unprecedented levels of student debt, making it harder to save for homeownership.
  • Delayed Milestones: People are getting married later, having children later, and staying in school longer—factors that historically coincided with buying a home.
  • Rising Rent Costs: With rents skyrocketing, it’s tough to save for a down payment while managing day-to-day expenses.

But these factors, while significant, don’t make homeownership impossible. They simply require a new approach—one rooted in careful planning and creative solutions.

Reframing the Conversation

The first step is shifting your mindset. Instead of thinking, “I’ll never own a home,” ask, “What steps can I take to make it possible?”

Here’s why this matters:

  • Homeownership Builds Wealth: Renting provides no equity or return on your payments, but owning a home allows you to build wealth over time as property values increase and you pay down your mortgage. I recently was told by an economist that roughly 40X more wealth for a homeowner than a renter in this current market.
  • It’s About Stability: Beyond financial benefits, homeownership creates a sense of stability. It’s yours—a place to put down roots and make your own.
  • Small Steps Add Up: You don’t have to leap into homeownership overnight. Each small action—saving, researching, or connecting with professionals—gets you closer to your goal.

Affordable Ways to Enter the Market

The real estate market might feel intimidating, but there are many ways to make your entry more affordable. Here are a few ideas:

Start Small:

  • Don’t let the dream of a perfect home keep you from starting small. Condos, townhomes, and even fixer-uppers can be excellent first properties that help you build equity and move toward your next home.
  • A smaller home often comes with lower upfront costs, property taxes, and maintenance expenses.

Focus on Location:

  • Explore up-and-coming neighborhoods that might not yet have reached their full potential. Look for areas with planned infrastructure improvements, new businesses, or proximity to public transportation.
  • If your work is flexible, consider markets outside the city core where homes are more affordable.

Take Advantage of New Zoning Laws:

  • Cities like Seattle are making it easier to add accessory dwelling units (ADUs) or detached accessory dwelling units (DADUs) on your property. These spaces can provide rental income to offset your mortgage costs.

First-Time Buyer Programs:

  • Many state and federal programs exist to help first-time buyers. Examples include low down payment loans (FHA, VA, or USDA), down payment assistance grants, and programs specifically designed to make homeownership more affordable.
  • Look into local options, as some cities and counties have their own programs for first-time buyers.

Get Creative:

  • Consider co-buying with family or friends to split costs and responsibilities.
  • House-hacking can be another great strategy: buy a property with a separate rental unit or extra bedrooms, and rent them out to help cover your mortgage.

Planning for Success

Homeownership may not happen overnight, but with careful planning, it’s within reach. Here’s how to prepare:

  • Set Savings Goals: Even small amounts saved consistently can grow into a down payment over time. Consider automating your savings or looking into high-yield savings accounts.
  • Build Your Credit: A strong credit score can significantly improve your mortgage options. Pay bills on time, reduce debt, and monitor your credit report for errors.
  • Understand Your Budget:
  • Talk to a lender to get pre-qualified and understand how much house you can afford. This will also help you identify how much to save for a down payment and closing costs.
  • Work with Experts: Partner with a real estate agent who specializes in helping first-time buyers. They can guide you through the process, help you identify opportunities, and connect you with trusted lenders and programs.

Buying your first home might feel daunting, but the key is to start planning now. The path to homeownership isn’t about instant gratification—it’s about taking small, purposeful steps toward your goal. Remember, owning a home isn’t just a financial decision; it’s a way to invest in your future, create stability, and build a place that’s truly yours.

If you’re ready to explore your options or simply have questions about where to begin, I’d love to help you take that first step. Let’s work together to turn “impossible” into possible. I am a licensed agent at Coldwell Banker Bain and am looking forward to helping you.

Designing Your Personal Sanctuary: How Your Home Reflects You

When we think about design inspiration, it’s easy (and fun) to focus on trends or Instagram-perfect spaces. But what if the best inspiration is already within us? Our homes are an extension of who we are—filled with memories, stories, and pieces that reflect our lives.

For me, curating my home has been a deeply personal process. It’s an evolving collection of items that tell stories and capture moments. There’s the rug that brings me back to our family home on Knaus Rd in Lake Oswego—a nostalgic reminder every time I step on it. The art on my walls—many pieces from my talented mom—fills the space with warmth and creativity. My brother’s gift of elephants, brought back from his travels, adds to a collection rich in stories, my dad’s Grateful Dead posters and records add a musical flair. Together, these family connections make my home uniquely mine, surrounding me with purposeful memories.

But it’s not just about family. My home is also filled with pieces from friends and travels—each item a small snapshot of a time or place. Every print, sculpture, or little memento holds a story, whether it’s a gift from a friend or something I picked up while exploring the world.

Curating a home takes time and intention. While my personal style leans toward maximalism, I’ve come to appreciate the simplicity of clean, minimalist design. When creating the vibe of my current space, I found inspiration in a book called Surf Shack. It encouraged me to embrace a beachy, relaxed aesthetic that blends functionality with beauty.

Incorporating 2025 Design Trends

Adding fresh design elements can breathe new life into your home. For 2025, several standout colors have been highlighted by design experts:

  • Cherry Red: A bold, timeless shade that can add energy to any room.
  • Satin Warm Caramel: A cozy, earthy tone perfect for creating warmth.
  • Mocha Mousse: A rich, warming brown with sophistication.
  • Cinnamon Slate: A heathered plum with velvety brown undertones.
  • Quietude: A soft sage green with a hint of blue—calm and serene.
  • Rumors: A ruby red shade offering comforting warmth.
  • Encore 8002: A deep blue evoking peace and tranquility.
  • Violet: A whimsical, transformative purple.
  • Mapped Blue: A medium-tone blue with soft yellow undertones.

Incorporating these colors doesn’t require a complete overhaul. For example, adding Cherry Red accents with throw pillows or Quietude as a wall color can instantly transform a room. I recently added a Cherry Red Grateful Dead print to a previously blank wall, and it brought a vibrancy I didn’t realize I was missing!

My Favorite Pieces

In my current space, some of my favorite design elements include:

  • A Grateful Dead art print that brings life and personality to my walls.
  • A round table from West Elm paired with timeless white chairs for a clean, modern feel.
  • A white rocking chair from Ballard Consignment that’s both breezy and irresistibly comfortable.
  • A leather couch from Dania, which adds warmth, luxury, and a cozy spot for relaxation.

These elements work together to create a space where I not only feel at home but also love hosting others. There’s nothing more rewarding than inviting people into a space that feels authentically you.

How Do You Design Your Space?

How do you approach designing your sanctuary? Do you pull inspiration from family connections, meaningful experiences, or favorite places? Is your style bold and eclectic, or do you prefer clean and simple lines? There’s no right or wrong answer—just what feels like you.

Whether you’re drawn to maximalism, minimalism, or somewhere in between, the key is to let your personality shine through every piece. Find inspiration in your past, in books, and in the people and places that mean the most to you.

2025 Real Estate Trends: What we might expect in Seattle and Tips for Q1

As we step into 2025, Seattle’s real estate market continues to evolve, offering both opportunities and challenges for buyers, sellers, and investors. Whether you’re dreaming of your first home, planning to sell, or looking to invest, staying ahead of the curve is key. Here’s a look at a few trends shaping the market this year and a few tips to navigate Q1 with confidence.

2025 Trends in Seattle Real Estate

Emphasis on Urban Villages

Seattle’s zoning changes and focus on densifying urban villages will continue to open opportunities for accessory dwelling units (ADUs) and detached ADUs (DADUs). These changes are creating pathways for homeowners to add rental income or offer multi-generational living options while increasing inventory in high-demand areas.

Tech’s Influence on Housing Demand

The tech sector remains a driving force in the Seattle housing market. With continued expansion, tech professionals and their families are bolstering demand in neighborhoods like Capitol Hill, Ballard, and West Seattle. Competitive offers are still a reality in prime areas, even as the market balances out. I am curious to see how the return to office requirement by Amazon will impact the business hubs? Let’s check back in on that in a few months.

Green Home Upgrades

Sustainability continues to be a priority for Seattle buyers. Homes with energy-efficient features, like solar panels and heat pumps, are gaining traction, and sellers investing in green upgrades are seeing increased buyer interest. I recently toured a home with a Geothermal heating system and was intrigued to learn about its efficiencies in heating.

Interest Rates and Affordability

Mortgage rates are expected to stabilize, though they remain higher than historic lows. Buyers will likely continue focusing on affordability, prioritizing homes with lower maintenance costs and long-term value. Let’s talk about your specific needs and I can help point you to mortgage support.

Tips for Q1 2025

For Buyers:

  • Prepare Your Finances: Get pre-approved and understand your budget. Higher interest rates mean that staying within your financial comfort zone is more important than ever. Also chat with your agent about grants, first time home buying programs, interest buy downs, etc/
  • Act Quickly, But Wisely: Inventory is often tight in Q1. Work with an experienced agent to identify opportunities and craft competitive offers while protecting your interests. I would love to set up time to learn about your real estate goals. Renting and don’t think you can afford a home? Let’s Talk. Wanting to know how much your current home is worth according to a market analysis? Let’s Talk! Think investment or second homes might be in the cards? Let’s Talk.

For Sellers:

  • Start Early: Q1 offers the chance to stand out before the spring surge. Highlight your home’s unique features, especially if it has sustainability upgrades or flexible spaces for remote work.
  • Price Strategically: Buyers are more cautious as affordability pressures continue. Pricing your home accurately is critical to attract the right audience and avoid sitting on the market.

For Investors:

  • Leverage ADU/DADU Potential: Explore how Seattle’s zoning laws can help you maximize rental income in urban areas.
  • Keep an Eye on the Market: The beginning of the year often sets the tone for trends. Stay informed and work with a local expert to identify high-potential properties.
