Reflecting on 2024 and Leaning Into 2025 with Vision and Intention

As I look back on 2024, I’m struck by the mix of growth and meaningful moments that defined the year. This was a year of connection and exploration—whether I was hosting a sunset watch gathering with hot cider in my neighborhood, competing in pinball tournaments with the Incrediballs, or embarking on adventures like searching for the troll in Lincoln Park with family and friends. These experiences reminded me of the joy that comes from being present and finding community in the everyday.

In my professional life, I worked on expanding my reach in real estate, venturing into many facets of real estate and deepening my involvement in residential markets in Seattle and Portland. Each client journey reinforced why I do this work—helping people not just find houses, but homes where they can build their lives and create memories.

2024 also brought personal milestones, like Reed and Macey’s wedding and moments shared with family and friends both in Los Angeles and Portland. Making it a year to remember…

A Year in Seattle Real Estate

The Seattle real estate market in 2024 was dynamic, shaped by rising interest rates, evolving zoning laws, and a renewed focus on multi-family housing and ADU/DADU potential. Buyers and sellers had to navigate uncertainty, but these changes also sparked creative opportunities for investment and new approaches to urban living.

This year, I partnered with clients to seize these opportunities, including first-time homebuyers, waterfront condos, referrals to local experts, and rentals across the Seattle neighborhoods.

One thing was clear: emotions play a significant role in real estate. Whether clients were excited about the possibilities or overwhelmed by the process, my goal was to make every transaction feel meaningful—not just transactional. A home is arguably one of the most important pieces to a healthy and happy life and I am honored to be a resource.

Intentions for 2025

As I step into 2025, my vision is guided by three principles: connection, balance, and impact. I believe that when you approach the year with intention, your goals naturally align.

Connection: I aim to deepen relationships with clients, colleagues, and my community. Through events like sunset gatherings, neighborhood night out, art walks, I hope to foster a sense of belonging and fun while highlighting the vibrancy of the neighborhoods we live in.

Balance: Life can get busy, but I’m committed to carving out time for joy and reflection. Whether that’s adventuring with friends and family, hosting game nights, finding time for the gym, I want to bring a sense of equilibrium to everything I do.

Impact: Professionally, I’ll focus on helping clients make informed decisions in both residential and commercial real estate. Personally, I’ll seek ways to support my community, highlighting local businesses through my blog and social channels.

Setting Intentions to Accomplish Goals

Intentions are more than just resolutions—they’re the guiding values that anchor your goals. By defining what matters most to you, you create a roadmap for the year ahead. For me, this means envisioning the life I want to lead and taking small, meaningful steps toward that vision every day.

As I lean into 2025, I’m excited to embrace the possibilities that lie ahead. Here’s to a year of intention, connection, and growth—for myself, my clients, and the communities I’m lucky to call home.

I would love to set up time to hear more about your life heading into 2025. This is a year I believe we will need to lean into connection more than ever. Thank you for being a part of this journey. Cheers to what’s next!

The Buzz About Coffee: Why Proximity to Cafés Matters to Homebuyers

When we think of Seattle and Portland, coffee culture is one of the first things that comes to mind. Known for their independent roasters, iconic coffee brands, and thriving café scenes, these cities are perfect examples of how coffee and community are intertwined. For many homebuyers, the question isn’t just about square footage or school districts—it’s also about how close they’ll be to their next great cup of coffee.

Why Coffee Shops Matter:

Proximity to coffee shops has become a significant factor for homeowners, particularly in walkable cities like Seattle and Portland. According to recent surveys, the desire for walkable communities—places where residents can step out their door and enjoy nearby amenities—has grown. Coffee shops aren’t just places to grab a quick latte; they’re gathering spots, remote offices, and even landmarks of a neighborhood’s vibe.

Coffee Culture in Seattle and Portland:

Both cities boast an unparalleled dedication to coffee culture.

Seattle: As the birthplace of Starbucks and home to countless third-wave coffee roasters, Seattle’s neighborhoods are dotted with unique cafés that cater to every kind of coffee enthusiast. Whether it’s Ballard’s chic espresso bars or West Seattle’s cozy, dog-friendly cafés, coffee culture is baked into the lifestyle. Whats your go to Seattle coffee?

Portland: Known for its quirky and creative flair, Portland’s coffee scene is all about individuality. From minimalist cafés with award-winning beans to coffeehouses that double as art galleries, the city offers an eclectic mix of spaces that attract both locals and visitors.

The Real Estate Connection:

Data shows that proximity to coffee shops can boost home values. A Harvard study even found that homes near new coffee shops saw a slight increase in property values—a clear indicator of the role coffee culture plays in shaping desirable neighborhoods. In cities like Seattle and Portland, where coffee is an art form, this connection is even more pronounced.

My Personal Favorites

As a coffee lover myself, I’ve discovered some favorite spots in both cities that never disappoint.

Seattle Favorites:

Current (West Seattle): The perfect spot for a morning brew while enjoying the community vibe of West Seattle. They also have a great selection of Natural wines, so order that coffee and pick up your evening wine.

Stoneway Cafe (Fremont): This newly re-opened space is a great place to meet for an incredible meal paired with delicious coffee.

Santo’s (Roosevelt): A beautifully designed café offering great coffee and a warm atmosphere. Community and connection is felt instantly in this spot.

Portland Favorites:

1. Coava Coffee Roasters (Downtown – Central Eastside): A sleek, minimalist space that focuses on single-origin perfection.

2. Barista (NW 23rd): The vibe here is unmatched, and the coffee is consistently excellent.

3. Heart Coffee Roasters (Hawthorne): A must-visit for anyone who appreciates a delicate, flavorful cup.

Coffee Shops as a Community Anchor:

Beyond property values, coffee shops create a sense of belonging. They’re where neighbors meet, where ideas are shared, and where routines are built. Especially in cities like Seattle and Portland, where outdoor weather often calls for a warm, inviting space, coffee shops are vital to community life.

Looking for Your Perfect Neighborhood?

For homebuyers in Seattle and Portland, choosing the right neighborhood often involves more than just the basics—it’s about lifestyle. Proximity to a favorite coffee shop isn’t just a luxury; it’s a way of life. Whether you’re grabbing your morning cappuccino or settling in for an afternoon of work, these spaces define the rhythm of the day and the heartbeat of the community.

Finding the Right Real Estate Agent: Leveraging a Trusted Network

As a real estate professional with Coldwell Banker Bain, I know that buying, selling, or managing real estate often extends beyond a single market and often the markets are very different even within counties. Whether you’re relocating, investing, or seeking rental management expertise, having the right agent in your corner can make all the difference.

Recently, I had the pleasure of helping a contact in the Portland Metro area—specifically in the vibrant Orenco Station neighborhood of Hillsboro—find their perfect home. They wanted to have a like-new home, community amenities, and a smooth buying process. By leveraging my network, I connected them with a local expert who provided tailored support. The result? They landed an incredible home that met all their needs.

A Nationwide Network Backed by Experience

Being part of Coldwell Banker, a globally recognized brand with a reputation for excellence, allows me access to a deep pool of professionals across markets. But my connections don’t stop there. I’ve cultivated a network of outstanding agents at firms like Windermere, Sotheby’s International Realty, Corcoran, Redfin and so many other boutique agencies. This diverse network ensures I can connect you to the right agent, no matter your goals or market.

When I refer you to an agent, I’m not just handing off your information. I work to:

Understand Your Goals: Are you buying a family home, investing in a rental property, or relocating for work? Each journey requires specialized expertise.

Match You with the Right Fit: Whether it’s an expert in luxury homes, historic neighborhoods, or high-demand rental markets, I’ll connect you with someone who understands your priorities.

Ensure Ongoing Support: I stay involved, checking in to ensure the agent relationship is meeting your expectations.

Not Just Buying and Selling: Rentals and Investments

Real estate isn’t always about finding your forever home. Sometimes, it’s about growing your portfolio or managing a rental property. Through my connections with property management professionals and agents specializing in investment properties, I can ensure your real estate assets are in capable hands.

Recently, I’ve been touring properties that make incredible investments. Reach out if you have ever considered investments in Real Estate. My favorite property in Portland right now is a Duplex on an awesome street near the hospital. Perfect for home hacking, furnished rentals, or keep as is with two long term renters currently occupying. Whether you’re looking for help managing a single rental unit or seeking a long-term strategy for multiple properties, I can help connect you with experts who will guide you every step of the way.

A Background in Connection and Collaboration

Before pursuing my career in real estate, I built a strong foundation in account management specifically focused on recruiting.  My goal was on understanding client needs and matching them with the right professionals. This experience sharpened my ability to ask the right questions, identify key priorities, and facilitate meaningful connections.

Now, as a real estate agent, I apply those same principles to connect clients not only with the perfect property but also with community experts—from local agents and contractors to property managers and neighborhood resources. Real estate is about more than buying or selling a home; it’s about creating a sense of belonging in a new community and finding the right people to help you thrive there.

Why Referrals Matter

My goal is to make real estate easier and more enjoyable for my clients, no matter where they’re headed. By leveraging a network of trusted professionals across the nation, I help my clients navigate markets with confidence and care.

Whether you’re considering a move to a new city, looking for a rental property to add to your portfolio, or managing investment properties, I’d love to help. Let’s connect to discuss your needs and how I can assist in finding the perfect agent or management solution for you. I am a Licensed agent at Coldwell Banker Bain.

Finding Your Anchor: Homes That Create Instant Communities in Portland & Seattle

Buying a home is one of the most personal decisions we make. It’s not just about square footage or finishes—it’s about finding a place where you can build a life that feels connected and full of meaning. Some homes, like floating homes in Portland and Seattle, naturally come with something special: community.

These unique properties aren’t just places to live; they’re places to belong. From Portland’s Willamette and Columbia River floating homes to Seattle’s iconic Lake Union properties, homes with built-in communities offer more than breathtaking views—they provide a sense of place and purpose.

Floating Homes: The Heart of Community Living

Portland’s Floating Homes:

Nestled along the Willamette and Columbia Rivers, Portland’s floating homes are a dream for water enthusiasts and community seekers. These homes combine proximity to the city with the tranquility of waterfront living. Residents often host dock potlucks, share boat rides, and collaborate on events like the Christmas Ships Parade. Attending this year’s 70th Christmas ship celebration at my parents house with friends and family highlighted how incredible communities with shared spaces can be especially during the holidays.

Seattle’s Floating Homes:

Seattle’s floating home communities, centered around Lake Union, Portage Bay, and Eastlake, are an iconic part of the city’s character. Here, neighbors bond over shared docks, kayaking adventures, and views of the city skyline. Seasonal events like Seafair and holiday light displays bring the community together.

How Zoning Changes are Creating Opportunities

Portland:

Portland’s recent efforts to expand affordable housing options have included updates to its zoning laws, which could benefit buyers interested in unique properties like floating homes or properties with accessory dwelling units (ADUs). Some areas along the Willamette are now seeing increased flexibility for development, encouraging the growth of close-knit, eco-conscious communities.

Seattle:

Seattle’s updated zoning laws under the Mandatory Housing Affordability (MHA) initiative have created exciting opportunities for community-focused living. For example:

  • ADU and DADU Opportunities: Recent changes have made it easier for homeowners to build accessory dwelling units (ADUs) and detached accessory dwelling units (DADUs), allowing for multi-generational living or rental income while fostering neighborhood interaction.
  • Floating Homes: Strict regulations ensure the protection of Seattle’s floating home communities, preserving their charm while encouraging sustainable living practices.

These changes highlight how both cities are prioritizing innovative housing solutions that support community living while addressing housing challenges. As these rules and regulations continue to change its important to stay connected to city zoning and join your local neighborhood conversations.

Why Invest in a Community-Centered Home?

Built-In Lifestyle

Homes that foster connection come with more than just a roof over your head—they offer:

  • Shared Amenities: Think docks, community gardens, Work out rooms, shared kitchens or parks that naturally draw people together.
  • Traditions and Events: From Seattle’s Seafair to Portland’s holiday parades, these homes offer year-round opportunities to connect. Imagine having a neighborhood kayak keeping active and healthy with your community.
  • Support Networks: Whether it’s borrowing a cup of sugar or organizing a toy drive, community-focused homes create a sense of belonging.

Long-Term Value

Community-oriented properties often hold their value well, appealing to future buyers who prioritize lifestyle over location alone. Floating homes, for example, offer a unique selling point and scarcity value that can make them a solid long-term investment.

The Market at a Glance: Portland & Seattle

Portland:

Portland’s real estate market continues to balance growth with affordability. Floating homes and community-focused neighborhoods like Sellwood, Eastmoreland, and Alberta Arts District are highly sought after. Prices for floating homes on the Willamette and Columbia Rivers typically range from $300,000 to over $1 million, depending on size, location, and amenities.

  • Current Trends: Buyers are increasingly drawn to eco-friendly homes and neighborhoods with shared spaces. The city’s zoning updates make it easier to add ADUs, allowing for creative living arrangements.

Seattle:

Seattle’s market remains competitive, with floating homes on Lake Union and Portage Bay commanding a premium. Prices often range from $500,000 to well over $2 million, making them a luxurious yet community-rich investment.

  • Current Trends: Seattle buyers are seeking homes that offer lifestyle flexibility, such as properties with DADUs or those in walkable neighborhoods like Ballard, West Seattle, and Capitol Hill. Floating homes are in high demand due to their unique charm and connection to nature.

Tips for Buying a Community-Oriented Home

  1. Explore the Neighborhood: Attend local events to see how residents interact. Visit during different times of the day to get a full sense of the vibe.
  2. Understand Zoning Rules: Research what’s possible for ADUs, DADUs, or shared living spaces, especially if you’re buying in Seattle or Portland.
  3. Ask About Traditions: Talk to neighbors or your realtor about events and gatherings that make the area special.
  4. Consider Your Lifestyle: Are you seeking a waterfront home, a historic bungalow, or a co-housing opportunity? Each type of home offers unique community experiences.

Set up time with your Real Estate Agent to discuss what kind of home and community you want to invest in. I am happy to share my neighborhood knowledge and set up personalized searches so you can stay on top of what your next move could be. I would be honored to become your agent.

A Home That’s More Than a House

This holiday season, as I reflect on the joy of watching the Christmas Ships Parade with my parents and their floating home community, I’m reminded of how much a home can mean. It’s not just about the space—it’s about the connections it fosters, the traditions it nurtures, and the memories it creates.

If you’re searching for a home in Portland or Seattle that offers more than just a roof over your head, let’s explore properties that can truly anchor you to a community. Whether it’s a floating home, a bungalow with an ADU, co-ops, or a property in a vibrant neighborhood, I’m here to help you find your perfect fit.

Let’s find a home that connects you to something bigger. I am a licensed agent at Coldwell Banker Bain and would love to chat about your housing needs, no matter what stage of the process you are in.

Winter is Here: Preparing Your Home for the PNW Chill

The Pacific Northwest winters are known for their rain, occasional freezes, King Tides and heavy winds. Whether you’re a homeowner or a landlord, now is the perfect time to prepare your property for the season ahead. Here’s how to keep your investment protected and efficient through the colder months:

1. Inspect Your Roof and Gutters

Heavy rain and wind can wreak havoc on your roof and gutters if they’re not in top shape.

•Clear out leaves and debris to prevent clogs and ice dams.

•Check for missing or damaged shingles that could lead to leaks during storms.

•Ensure downspouts direct water at least 5-10 feet away from your foundation to avoid flooding.

2. Seal Windows and Doors

Drafty windows and doors can skyrocket heating bills and make your space less comfortable.

•Apply weatherstripping or caulk to seal any leaks.

•Test for drafts by holding a candle near window and door frames on a windy day.

3. Service Your Heating System

Don’t wait for the first cold snap to discover an issue with your heating system.

•Schedule a furnace or heat pump tune-up to keep it running efficiently.

•Replace filters and consider upgrading to a programmable or smart thermostat.

4. Prepare for Storms

Windstorms and power outages are common in the PNW, so be ready for the unexpected.

•Stock up on emergency supplies, including flashlights, batteries, and non-perishable food.

•Trim trees near power lines to reduce the risk of outages or property damage.

5. Protect Pipes from Freezing

Even in our relatively mild winters, sudden freezes can cause significant damage.

•Insulate exposed pipes, especially in crawl spaces or unheated areas.

•Disconnect and drain outdoor hoses, and shut off exterior water valves if possible.

•Keep a slow trickle of water running on the coldest nights to prevent freezing.

6. Maintain Outdoor Spaces

Winter weather can take a toll on your outdoor areas.

•Store or cover patio furniture to prevent damage.

•Pressure wash and reseal decks or walkways to avoid slippery surfaces caused by moss or ice.

7. Check Your Home’s Energy Efficiency

A warm and energy-efficient home is key during the colder months.

•Add insulation where needed to keep the heat in and the cold out.

•Use energy-efficient window coverings to trap warmth and reduce heating costs.

8. Inspect Basements and Crawl Spaces

Moisture issues can become worse during the rainy season if not addressed.

•Look for signs of leaks or pooling water.

•Consider using a dehumidifier to manage excess moisture and prevent mold.

Remember the beauty and power of Mother nature:

Preparing for a PNW winter doesn’t have to be daunting. A few preventative measures can save you costly repairs and keep your home cozy and safe all season long.

Whether you’re getting your personal residence or a rental property ready, I’m here to help. As a real estate professional, I can guide you through winterizing your property and ensuring it’s protected year-round. Let’s keep your investment in great shape this season—reach out today. Connecting with Nature in Seattle: Exploring Green Spaces and Birdlife

Seattle is a haven for nature lovers, offering countless opportunities to connect with the outdoors. From old-growth forests to vibrant bird populations, the city’s green spaces bring us closer to the natural world. As I dip my toes or one could say fox walk into bird watching I am thankful for the connection to my neighbors and friends while also enjoying this beautiful place we call home. Here are a few spots to check out and ways to engage with Seattle’s thriving birdwatching community.

Old-Growth Forest in West Seattle

Immerse yourself in an old-growth forest near West Seattle’s Schmitz Preserve Park. Walking among towering trees that have stood for centuries feels like stepping back in time. This serene spot is perfect for quiet reflection, and it’s a reminder of how valuable these ancient ecosystems are to our urban environment.

Other notable old-growth areas include Seward Park, which offers trails winding through 300 acres of forest on a peninsula surrounded by Lake Washington. Another must see!

Seasonal Birdwatching on Seattle’s Waters

Seattle’s waterways host an ever-changing array of bird species throughout the year. In the spring and summer, you might see migratory shorebirds, while winter brings ducks, grebes, and other waterfowl. My favorite winter bird is the harlequin duck. They are hard to photograph and keep a healthy distance. I appreciate that they play hard to get. Places like Discovery Park and Lincoln Park offer breathtaking views and excellent birdwatching opportunities. While I am lucky to watch from Weather Watch park daily, I love the changes in season for many reasons but the welcoming of the birds is one of my favorites to watch.

One of my favorite birds to observe is the Killdeer. These small, plucky shorebirds often nest on gravelly open ground near beaches or trails. Watching their nesting habits is both fascinating and heartbreaking—they build their nests in vulnerable spots, often at the mercy of foot traffic or predators. Each year, I find myself rooting for their survival and reflecting on the challenges they face. We have a neighborhood partnership to try our best and protect them from the crows. Nature has won two years in a row. I photographed 5 Killdeer on the patio a few days ago which gave me hope and excitement. It was fun to watch them look at their nesting grounds. And see a new addition to the crew. There are so many cool things about the killdeer…

Community Groups Supporting Birds and Research

Seattle is home to many organizations that support bird conservation and research, here a few:

  • Seattle Audubon Society: Offers birding classes, guided walks, and conservation advocacy.
  • Puget Sound Bird Observatory: Focuses on bird monitoring and habitat preservation.
  • BirdNote: A local nonprofit sharing stories about birds and their connections to our world.

Neighborhood Highlights: Nature in Unexpected Places

Nature thrives in every Seattle neighborhood if you know where to look. Here are a few:

Ballard: Explore the wetlands at Golden Gardens Park, where you’ll see herons and shorebirds.

Capitol Hill: Volunteer Park is a green oasis with walking paths and quiet corners perfect for birdwatching.

West Seattle: In addition to Schmitz Preserve and Lincoln Park, Mee Kwa Mooks offers a unique mix of urban and natural beauty with its stunning views of the Puget Sound.

A Personal Connection to Birds and Nature

For me, connecting with nature in Seattle is as much about the quiet moments as it is about the grand vistas. Watching the seasonal rhythms of birds on the water or Killdeer families struggling to raise their chicks reminds me how interconnected we are with the natural world. I was recently fortunate to meet and help a client buy a home in my neighborhood and she has become a friend. She is teaching me to fox walk, listen and connect, and start my day (Tuesday) with outdoor movement and connection.

How You Can Connect

  • Start your day with a morning walk in a neighborhood park. If you are curious we walk at 7:30am on Tuesday morning starting at Weather Watch Park. Get in touch with me to join in
  • Join a birding group or take part in local conservation efforts
  • Take time to appreciate the small details—like the way Killdeer protect their nests by pretending to have a broken wing to distract predators. Okay that’s not a small detail that’s pretty incredible 🙂

Nature is all around us in Seattle, and there’s always something new to discover.

What’s your favorite place to connect with nature in Seattle? Want to join on a bird watching adventure? Let’s share the beauty of our city’s natural world! How cool that we can have nature and city in such proximity.

Sweat Equity Meets Garden Oasis – A Perfect Investment Blend

City proximity with ample outdoor space isn’t always easy to find, especially in a an urban city like Seattle … but it can be possible with a bit of ingenuity and vision! Recently, I had the pleasure of partnering with a Coldwell Banker agent who’s built a career helping clients find value-rich investments, and together, we found a dream property for a savvy couple willing to invest with some muscle and creative vision.

Our buyers were clear about their goals: a home near the city to enjoy the convenience of urban living, but with enough room to cultivate a garden and host friends and family and within a reasonable price point. They wanted the best of both worlds, and they found it! With this property, they’ll have instant equity and the chance to create their ideal home. They’ll be rolling up their sleeves to make it their own, turning potential into reality with a few strategic upgrades.

For buyers who want to blend urban convenience with a personal touch on their property, this is a great example of smart investing. This home offers immediate potential and a unique future in a growing area—proof that with some creative thinking, the perfect property is out there! Plus we haven’t even talked about the new zoning laws and future potential for ADU’s and DADU’s.

If you are curious about properties that might take a little elbow grease, looking for investment properties or are simply curious about the buying process I would love to set up time to help. Handing keys to my clients is one of my favorite parts of the job but before that comes planning and I am here to help. Please call 503-998-6406  or email Rachel.Jarvis@cbrealty.com

What Creates Community?

Last week, I posed a question on my social media: What do you think creates community? I got a variety of great answers and I think it’s aligned with what I believe to be true. People who play and have fun stay connected and involved. When people engage in play, a sense of community naturally forms.

Last year, I joined a pinball team, and it has brought a wonderful sense of community into my life. Each Monday, I travel to various parts of Seattle to compete against teams from other local bars. I proudly play for my neighborhood spot, the Admiral Pub in West Seattle.

Pinball isn’t just about the game; it’s about the vibrant communities that support and celebrate it. From local bars to dedicated pinball venues, the pinball scene is thriving, fostering connections and friendships across the city. Here in West Seattle, several places actively support the pinball community, here are a couple highlights:

Admiral Pub: My home base, where the atmosphere is always welcoming, and the competition is friendly but fierce. Come check out a Monday night tournament or even better an IFPA ranked event on the third Thursday of every month.

Benbow Room: I love this spots eclectic vibe and its great selection of slushies plus delicious eats (MA’ONO – famous fried chicken and even GF Options if you order in advance). My go to coconut slushy, with a few games of pinball topped off with some pop- a-shot is the perfect evening.

West Seattle Arcade: This spot right off of Alki caters to all. Bring kids of all ages to explore a beautiful new space of games and fun. Air Hockey, claw machines and pinball are my go to’s.

The Corner Pocket: A hidden gem with a few of my favorite machines. Underneath another staple and top favorite of mine Easy Street Records. You can find me here ready for a game of Pool and Fishtales.

Each of these spots provides a unique space for people to come together, share their love for pinball, and build lasting relationships and simply play. It also supports small local businesses. Which I LOVE.

I believe play adds value to homes. When communities are strong they have members who participate and play. I have discovered many neighborhoods in Seattle because of Pinball.

Let me know if you are looking for a home valuation or are just simply curious about the market. I would love to connect. We can also meet up for a game or two of Pinball.

While I am a Licensed agent at Coldwell Banker Bain in Washington State I am connected across the country and so is Pinball. Let me know if you want to know the closest Pinball location to your house or need guidance in your local market.
